Haven amidst green hills
A comforting home for top management professionals to return to
I was wowed by the sights I found waiting for me at the Ivory Villas. These beautifully designed units amidst tranquil surroundings cannot possibly fail to impress even the most discerning and discriminating urbanities.
Ivory Villas should rightly qualify for the description of sanctuary – a place of urbanities to escape to after the congestion of the cities. It is easy to see how environment and architecture have been cleverly blended to make for the ideal getaway home for harried urbanities.
Located at Perdana College Heights Township in Mantin, Negri Sembilan, this development that is surrounded by green hills, offers 50 double-storey semi-detached homes. Jean Ten, Seri Pajam Development Sdn Bhd (SPD) assistant general manager, shares her views about the likely homeowners here. “These homes are targeted at top management professionals who work hard in the city and want a comforting home to return to.”

The location provides homeowners easy access to Kuala Lumpur, Cheras, Putrajaya, Cyberjaya, Kajang and other key destinations within the Klang Valley via the LEKAS Highway. It is also close to the Batang Benar KTM commuter station, making it convenient to commute to Kuala Lumpur by rail. Furthermore, Seremban and Nilai are but a short drive away, with several shopping centres and fine dining establishments within that vicinity. It is also easy to travel to local and international destinations as the KL International Airport (KLIA) is just a 30-minute drive away.
And if you are the type who craves leisurely action, there is the Staffield Golf Club not too far away, and the Sepang International Circuit offering the thrills of motor sport.
Besides that, premier education institutions such as INTI College, Notthingham University, University Kebangsaan Malaysia (UKM), Limkokwing University of Creative Technology, and Multimedia University are easily accessible.
Another thing I surely love about this development is the generous space it offers. Ivory Villas does not compromise on space. The standard lot size of each home is 50ft x 100ft with a built-up area of 3,371 sq ft. Hence the homes are ideal for large families with its six bedrooms and bathrooms, and a powder room.
The spaciousness allows home owners to have a garden, and a porch that is able to accommodate three cars while still having space in front of the house for functions. “You won’t find another developer who is willing to give up space in order to provide room for a car porch that fits three cars,” says Ten, and I readily concur.
To help enhance the spacious feel and ventilation in the home as well as provide a magnificent view of the hills surroundings the area, the units are incorporated with large windows, balconies, and ceiling heights between 11ft and 17ft. Ten says, “The homes are designed for practically whereby there are fewer angles, allowing home owners to easily furnish the area. Also, ceramic tiles are used instead of parquet as floor finishing as tiles last longer and are easier to maintain.”
Ivory Villas is built by Nova Loyal Development Sdn Bhd, a company related to SPD and an award-winning company using the industry-leading Industrialized Building System (IBS). IBS is a construction system where components are manufactured at factories or off site, before being transported and then assembled. “This technology has many benefits and among them, stronger structure, environment-friendly in terms of construction waste generated, and faster construction,” says Ten.
She acknowledges there are consumers who worry about the concrete walls used in the system as then contain heat and could restrict the installation of decorative items and air-conditioners in the house. “We tell homeowners this is not something to worry about as they will be briefed on the proper methods to install air-conditioners as well as ways to hammer nails into the walls for decorative items. As for heat, it is already prevented through the tall windows, plaster ceiling, and ceiling height in the home design,” says Ten.
Ivory Villas is priced from RM734,000 and is expected to be completed by August 2012. Currently 50% of the semi-detached homes have been sold. “Most of the buyers are from Kuala Lumpur and there are three main reasons why they would want to buy a property here. First, the price; second, the lifestyle; and third, design. The lifestyle here is very different. It is far away from the congestion of the city, and when you are here, you feel at home,” says Ten.
